This Winnetka residence is a modern interpretation of Beaux-Arts Architecture. Located in a flood plain, one of the challenges became relocating amenities, customarily found below grade, to upper floors. This constraint became an opportunity to create better and brighter spaces above ground. To create the desired second-floor entertainment areas, square footage was maximized by keeping a consistent roof height to achieve full two-story volume.

The entire house, including rear terrace and garage, are suspended four feet above ground for water flow. Bay windows provide panoramic views of the yard and visual interest on the rear elevation.

Custom built home in Hinsdale by Battaglia Homes. The home’s exterior is English inspired with chiseled stone, stucco and wood timber accents. The interior features elaborate amenities including custom designed cabinets with quartzite countertops, custom staircases, custom millwork, natural marble flooring in bathrooms & wide plank character grade white oak flooring. The home has four finished levels with a 4 stop elevator and a transitional designed layout that includes six bedrooms with en suite bathrooms and polished nickel plumbing fixtures. Additionally the home’s lower level boasts an indoor pool, hot tub, exercise room and bar.

Residences showcase luxury finishes including quartz countertops, glass tile backsplashes, and plank flooring throughout. The transit-oriented building also includes 1,750 square feet of retail space.

The building’s amenities include a sky deck pool and spa; outdoor bar, grilling stations and fire pit; state-of-the-art fitness center with yoga studio; business center with conference room; coffee bar; spacious entertainment room; dog run and pet wash station; community garden; bike workshop; and storage for 110 bicycles.

The Lawrence House, certified by the National Parks Service, involved restoring the existing decorative plaster ceiling, skylight worn by decades of cigarette smoke, terrazzo flooring, and mosaic tile pool, among many other architectural features. Our goal was to maintain the historic fabric of this art deco building while introducing modern features like a large custom table retro-fitted with USB outlets for communal use. We challenged ourselves to keep the lobby open to the public, creating a cohesive yet individualistic adjacent coffee shop and bar. Four custom designed chandeliers over the multiple seating arrangements all contribute to the welcoming vibe.

Our scope included the rehabilitation of the entire unit.

Our clients resided abroad for this project. In order to "bridge the gap", Integro provided weekly video blogs to showcase the progress of our work. Across the globe, we engaged our clients in their remodel and maintained an inter-personal relationship despite the distance between us. We afforded our clients comfort and insight through transparency, which was created through our integrity and ingenuity.

Our scope included the rehabilitation of the entire unit. Plaster legacy mouldings were restored. An arched legacy door was restored to serve its original purpose. Original carpentry was revived.

Integro worked remotely with our clients who reside abroad – providing weekly video blogs to showcase the progress of our work. Integro coordinated materials from across the globe – requiring lead times of 20 weeks, allowing no room for error in carpentry preparation.

This is now a space that exudes an ambiance of elegant bravado.

Olympia Fields Country Club c.1915 has been placed on the National Register of Historical Places. Del Mar's mission was to preserve the traditional look of the clubhouse while renovating the men's locker room with modern amenities. Plumbing, electrical, flooring and fixtures had become outdated and in need of modernizing. Code upgrades included replacing all cast iron plumbing to copper. Additional challenges included implementing ADA guidelines and standards for the handicapped.

Unlevel walls and floors added to the challenge of the renovation. Added measures were taken to make the walls/floors plumb and square. Del Mar also was challenged with a heavy time constraint. The Woman's PGA Championship was being played at OFCC in July. A strict schedule was set to have the clubhouse renovations completed before the tournament started.

These amenities needed a complete renovation! They were dull, inefficient, tired, and couldn't compete with flashy new surrounding properties. The cohesive and fresh new spaces successfully invite residents to hang out, enjoying and utilizing the areas. Now a great first impression has new residents paying more to live there.

Amenity areas include a large lobby with lounge areas and doorman; clubroom with pool table and shuffleboard; business center; conference room; study lounge and a pub. All are conveniently available 24/7.

Pops of color accenting neutral backdrops enhance the bold, contemporary furniture. Current finishes add texture and interest to these successful amenity spaces.

Our client sought to develop a speculative home in Wilmette. They desired a modern interpretation of a farm house so as to blend into the historical context of the community. Historical materials were utilized in a contemporary context to create a fresh new environment. Board and batten siding, ½ round gutters, standing seam metal roof, exposed timber, and carriage doors were used on the exterior. On the interior exposed timber beams, ship-lap siding, and elevated wainscoting were used to accent the exterior details inside the home.

Contemporary design is about simplicity. This motif was chosen as the attention is upon the client. Open space creates a welcoming atmosphere. Strong lines created by the custom made furniture and the expertly bent piping exude a feeling of efficient flow. An 18 foot expanse of 10.5 foot high shimmer screen, finely beaded metal curtain illuminates the space and moves with the airflow to create a visual art piece. The white interior and mood lighting draws attention to the client, which is the design's main intention and focus.

The interior design also focuses on how the stylists will interact with their client. The shape of the room is modeled in a u pattern. This allows the client to move from one station to the next comfortably. This also allows the stylist to quickly service their customer. Van Cleef's passion for customer service has earned them the reputation of being one of the premier multi-cultural salons in Chicago for more than 25 years. At Van Cleef, a stylist is the architect of a great haircut. Excellence in technical and artistic precision are standard requirements. Thus the salon's interior design stresses efficiency, a friendly openess as well as precise managed creative flow.

This home was a custom spec home. On a tree-lined street in River Forest, we wanted to create a design that would compliment the neighborhood and its vintage style, while offering the amenities of something completely new. Therefore, we created an entirely new, custom plan for this project , but incorporated many design elements from the house that stood on this site before (including the 5 panel interior doors that closely resemble the originals).

This was a very special project for a great family. Our friend had inherited her childhood home in Hinsdale after the passing of her parents. Wanting to continue the legacy of her parents and all of the great memories they shared in the home, but in a way that was completely new and tailored to her family, she reached out to 10 West Development to do a complete, whole home, exterior and interior remodel of her childhood home. We redesigned the exterior, opened up the interior floor plan and updated every inch of the home!

Casa Querétaro, a winning competition proposal for a multiple-unit rental-affordable housing. The project is certified LEED for homes platinum and consists of 45 units organized around a landscaped entry courtyard.

A single loaded corridor provides an acoustical buffer to the vast railroad right-of-way, while framing views out to the courtyard and visually connecting residents to the exterior.
Each street frontage is uniquely addressed through the buildings form and massing. Setbacks reduce noise from the Damen Avenue, while the buildings' massing varies from 2 to 4 stories to further relate to the housing stock on the other side of the street.

Designing with accessibility was a primary requirement for this home. The elevator and thoughtfully placed ramps allow the owner to enjoy all areas of the house including lower level therapy/ fitness room, first floor master suite, and outdoor pool used for family enjoyment as well as rehabilitation.

Having a sun-filled home was also of great importance. The floor to ceiling windows throughout the house and curved bays at the breakfast room and master suite fulfill this requirement and provide a dramatic visual connection to the outdoors. The home is constructed of hand cut limestone, masonry-backed stucco and slate roof.

This project was a collaboration between us, our client and numerous skilled artisans who helped us to turn hand sketches of a mountain retreat into a single family home that exudes luxury living. This project offered the opportunity to build on a fully wooded lot in the area's most prestigious community. The lot presented creative challenges to incorporate a pool and outdoor living room in a way that makes these areas cohesively attached to the home and each other. Our client is from the East Coast with a love of the mountains so this influenced each critical step, encouraging formality blended with casual rustic elements. Centering the fireplace in the home's entry made a statement from the beginning. Building off this space, the home flows into entertaining and living spaces each of which has its own personality and detail. Counterbalancing the height of the Great Room and the size of kitchen, we found ways to make these areas feel warm and inviting with wood beams and a large leathered countertop.

The collaboration of sourcing material from all over the country was as challenging as it was exciting. The Montana stone and some Old World skill allowed for us to blend the perfect amount of detail on the exterior of the home to capture attention at first sight. The sweeping roof line and large beam work let you know this home is hand built with the talents of many.

As important as the beauty and function of the final product was the success of the process itself. The countless hours of planning and discussions with the client over the smallest of details is what offers the most satisfaction to builder and client alike. As we walk through the home at completion, we see success in even intangible things like how all the furnishings fit like a glove, how each space has grown in personality and how our clients are fully utilizing every part of this this fabulous home the way we planned and visualized. Even more importantly, we value the fact that our clients enjoyed the process, respect and value our friendship, and truly love their new home.
